(Case No. 12CV-20-166) the undersigned, as Commissioner of this Court, will on the 25th day of January 2021, at 9:00 a.m., offer for sale to the highest and best bidder, at the Courthouse of Cleburne County, Arkansas, in Heber Springs, Arkansas, upon the credit of three months, bearing interest at the highest legal rate from the date of sale until paid, the following described real property, situated in Cleburne County, Arkansas to-wit:

AND also having and being subject to a 50 foot access and utility easement being more particularly described as follows: Being located in the Northwest Quarter of the Northeast Quarter (NW1/4 NE1/4) and the Northeast Quarter of the Northeast Quarter (NE1/4 NE1/4) of Section Twelve (12), Township Nine (9) North, Range Eleven (11) West, Cleburne County, Arkansas, beginning at the SW corner of said NE1/4 NE1/4, thence South 89 degrees 14 Minutes 32 seconds West a distance of 370.25 feet; thence North 00 degree 45 minutes 30 seconds West a distance of 50.00 feet; thence North 89 degrees 14 minutes 30 seconds East a distance of 354.89 feet to the South right-of-way line of Arkansas State Highway #16; thence along said right-of-way South 47 degrees 38 minutes 00 second East a distance of 73.27 feet to a point; thence leaving said right-of-way South 89 degrees 20 minutes 01 second West a distance of 408.37 feet to the point of beginning, containing 0.86 acre, more or less.
